Prague 1 is not like the others. Staré Město, Malá Strana and Hradčany are halls of cultural heritage where buildings from the 13th century stand alongside works from the 20th century. Managing these properties means more than invoices and accounting; it means caring for the soul of Prague. At Heritum we understand NPÚ, restaurants, Gothic and Baroque styles, and we know how to build a solid repair fund so that the building does not start eating itself.
In the first municipal district, we primarily manage historic properties. Tenement buildings with high ceilings around Václavské náměstí, Gothic houses in the narrow alleys of Nerudova, and medieval structures on Nerudova where facades rise against each other like old books. Every building in P1 has its own story, and with it specific requirements: NPÚ designation, need for special materials, archiving of changes. A typical flat owner is unsure how to establish a repair fund without being excluded from the owners' records. Our specialty is precisely this sensitivity: audit under NPÚ supervision, clear communication procedures, and transparent budget preparation so that the historic charm of the property does not fade in paperwork.

Yes. Working with the National Heritage Institute is standard practice for us, not an exception. We know which materials it approves, what steps it requires, and how to guide homeowners so they understand that the restrictions imposed by the NPÚ are actually a guarantee of their investment.
Our portfolio is intentionally small: approximately 20 homes. In Prague 1 we manage approximately 3-4 properties. We want to have time to devote the care each home deserves.
Very carefully and with respect. First we obtain permission, then we propose without unnecessary millions, and we always consult the owners. The repair fund is not an intermediary. It is a strategy to ensure the building lasts another 100 years.
